Terms of use

The rules of the road for this website and our online services.

1. Acceptance

By accessing thredrealty.com (the "Site") you agree to these Terms of Use ("Terms"). If you don't agree, don't use the Site. We may update these Terms from time to time; the effective date above will change when we do. Continued use after an update means you accept the updated Terms.

2. About this brokerage

THRED Realty is a Texas-licensed real estate brokerage. The designated broker is Boris Artiga, Texas Real Estate Broker #0000000, based in Houston, Texas. The brokerage is regulated by the Texas Real Estate Commission (TREC), www.trec.texas.gov. See our Information About Brokerage Services and Consumer Protection Notice.

3. The Site is informational

The pages on this Site describe services offered by THRED Realty and the terms of our sponsorship program for licensed Texas agents. Nothing on the Site is legal, tax, financial, or investment advice. Nothing on the Site creates an agency, fiduciary, employment, or representation relationship between you and THRED Realty. Any agency or representation relationship is established only by a separately signed written agreement.

4. Eligibility

You must be at least 18 years old to use the Site or submit any form. By submitting an application to join THRED Realty as a sponsored agent, you represent that you hold or are pursuing a valid Texas real estate license and that the information you provide is accurate and complete.

5. Applications, invites, and sponsorships

Submitting an application does not entitle you to sponsorship. We review every application and decide which agents to invite. If you are invited, the invitation is a single-use, time-limited link that opens our Stripe Checkout to start your sponsorship. Activating the invite forms a sponsorship subscription that bills monthly on the recurring price displayed at checkout. You may cancel your sponsorship at any time through your account portal or by contacting us; cancellation stops future renewals and ends our sponsorship of your license through TREC consistent with applicable law and any separately signed sponsorship agreement.

6. Forms and submissions

By submitting any form on the Site, you represent that the information is accurate, that the email and phone number you provide are yours or that you have authority to use them, and that you authorize THRED Realty to contact you about your inquiry by email and (if you provide a phone) by phone or text. Our handling of personal information is described in our Privacy Notice.

7. Text messages

If you provide a phone number, you consent to receive transactional text messages from THRED Realty related to your application, sponsorship, or active transaction. Message and data rates may apply. Reply STOP to opt out or HELP for assistance.

8. Acceptable use

You agree not to:

  • Use the Site or its forms to send unsolicited commercial messages, harvest contact information, or scrape content.
  • Reverse engineer, decompile, probe, or scan the Site or our infrastructure.
  • Upload or transmit malicious code, run automated requests at a rate that interferes with the Site, or attempt to gain unauthorized access to any account, system, or data.
  • Impersonate any person, misrepresent your affiliation with anyone, or use the Site for any unlawful purpose.
  • Use any content from the Site in violation of intellectual property rights or applicable law.

We reserve the right to block IP addresses, terminate accounts, and refuse service at our discretion when we reasonably believe these Terms are being violated.

9. Property and listing information

Any property data, listing detail, or transaction information shown on the Site or in our communications is for general information only. We make a reasonable effort to keep it accurate but do not warrant the completeness, currency, square footage, taxes, school assignments, HOA terms, or any specific feature shown. Always verify everything that matters to you — independent inspection, survey, HOA documents, lender disclosures, and title work — before signing anything.

10. Equal housing and fair employment

THRED Realty complies with the Federal Fair Housing Act, Texas Fair Housing Act, the Americans with Disabilities Act, and all applicable Texas anti-discrimination laws. We do not discriminate, and we do not tolerate discrimination by our sponsored agents, on the basis of race, color, religion, national origin, sex, familial status, disability, age, sexual orientation, gender identity, military or veteran status, or any other status protected by federal or Texas law. The same applies to our agent recruiting and sponsorship decisions.

11. Intellectual property

The Site, its layout, text, graphics, code, brand marks (including "THRED" and "THRED Realty"), and the underlying platform are owned by THRED Realty or our licensors and are protected by United States copyright, trademark, and other intellectual property law. You may view and print pages for your own non-commercial use. Any other use — including reproduction, framing, modification, distribution, or republication — requires our prior written consent.

12. User content

When you submit a message, note, or other content through a Site form, you grant THRED Realty a non-exclusive, royalty-free license to use that content as needed to respond to you, evaluate your application, run the brokerage, and comply with the law. You represent that you have the right to submit the content and that it does not infringe any third-party right.

13. Third-party services and links

The Site uses third-party services including payment processing by Stripe, Inc. and may link to third-party sites (TREC, lenders, title companies, county records, etc.). Those services and sites have their own terms and privacy policies; we are not responsible for their content, availability, or practices.

14. Disclaimer of warranties

The Site is provided on an "as is" and "as available" basis, without warranties of any kind, whether express or implied. To the maximum extent permitted by applicable law, THRED Realty disclaims all warranties of merchantability, fitness for a particular purpose, non-infringement, accuracy, and uninterrupted or error-free operation. No advice or information obtained through the Site creates any warranty not expressly stated in these Terms.

15. Limitation of liability

To the maximum extent permitted by Texas law, THRED Realty, our broker, our sponsored agents, and our service providers are not liable to you for any indirect, incidental, consequential, special, exemplary, or punitive damages arising out of or related to your use of the Site, even if we have been advised of the possibility of such damages. Our aggregate liability for any claim arising from your use of the Site is limited to the greater of (a) the amount you paid to THRED Realty for sponsorship in the twelve (12) months preceding the claim, or (b) one hundred U.S. dollars ($100). This section does not limit liability that cannot be limited under applicable law (including liability for the broker's statutory duties under the Texas Real Estate License Act).

16. Indemnification

You agree to indemnify and hold harmless THRED Realty, our broker, our sponsored agents, our staff, and our service providers from any claim, loss, liability, damage, or expense (including reasonable attorneys' fees) arising out of (a) your violation of these Terms, (b) your violation of applicable law, or (c) any information you submit through the Site that is inaccurate, misleading, or infringing.

17. Termination

We may suspend or terminate your access to the Site or any account at any time, with or without notice, for any reason — including violation of these Terms. Sections that by their nature should survive termination (intellectual property, disclaimers, limitations of liability, indemnification, governing law, dispute resolution) survive.

18. Governing law and venue

These Terms are governed by the laws of the State of Texas, without regard to its conflict-of-laws principles. Any dispute arising under or related to these Terms or your use of the Site will be brought exclusively in the state or federal courts located in Harris County, Texas, and you consent to the personal jurisdiction of those courts.

19. Severability

If any provision of these Terms is held unenforceable, the remaining provisions stay in full effect. The unenforceable provision will be interpreted, or replaced, to come as close as possible to the parties' original intent.

20. Entire agreement

These Terms, together with our Privacy Notice, Information About Brokerage Services, Consumer Protection Notice, and any separately signed sponsorship or representation agreement, are the entire agreement between you and THRED Realty with respect to the Site. They supersede any prior agreement, communication, or understanding about the Site.
