Who we are
THRED Realty is a Texas-licensed real estate brokerage based in Houston, Texas. The designated broker is Boris Artiga, Texas Real Estate Broker #0000000. This notice describes how we handle personal information collected through thredrealty.com and in the course of providing real estate services.
What we collect
Information you give us directly
- Application forms: first name, last name, email, mobile phone, license number, current brokerage, years in real estate, primary focus, and any notes you choose to include.
- Contact and inquiry forms: first name, last name, email, and the body of your message.
- Transaction records: when you become a represented party in a transaction, we collect the documents required by Texas law and the Texas Real Estate Commission (TREC) — contracts, disclosures, addenda, identity verification where applicable, and closing statements.
- Payment information: sponsorship payments are processed by Stripe, Inc. THRED Realty does not store full card numbers. We receive limited metadata (last four digits, brand, expiration) and an opaque customer identifier from Stripe for billing reconciliation.
Information we collect automatically
- Server logs: IP address, browser type, referring URL, requested URLs, and timestamps. Used for security, spam protection, and basic operational diagnostics.
- Session cookies: a single session cookie is set if you sign in to the back-office portion of the site. No advertising or cross-site tracking cookies are set.
Information from third parties
- Public records relevant to a property or transaction (county tax records, MLS data through cooperating brokers, lien/title information through title companies).
- Lender, title, escrow, and inspector records exchanged in the course of closing a transaction.
How we use the information
- To respond to your inquiry, evaluate your application, and provide the sponsorship or representation you requested.
- To carry out a real estate transaction — including communicating with the other party, their agent, lenders, title companies, inspectors, and other service providers necessary to close the deal.
- To comply with TREC rules, Texas Property Code, the Real Estate License Act, and other applicable law, including audits and recordkeeping.
- To detect and prevent fraud, spam, and abuse of our forms or systems.
- To send you transactional emails about your application, sponsorship status, or active deal. Marketing communications are sent only with your consent and you can opt out at any time.
How we share the information
We share personal information only with the following categories of recipients, and only as needed for the purposes above:
- Our broker, sponsored agents, transaction coordinators, and virtual assistants assigned to your matter. We restrict access to staff who need it.
- Service providers we rely on to operate the brokerage: hosting (Hostinger), email delivery, payment processing (Stripe), title companies, lenders, inspectors, escrow agents, and licensed attorneys. Each is bound to handle information consistent with their legal obligations and our agreement with them.
- Government and regulators when required by law — TREC audits, court orders, subpoenas, IRS reporting on a closed transaction, and similar.
- In a business transition — if the brokerage is sold or merged, transaction records and customer information may transfer to the successor as a regular part of that transaction.
We do not sell your personal information. We do not share it with marketing lists, data brokers, or third-party advertising networks.
Text messages (SMS / TCPA consent)
If you provide your mobile phone number on any form on this site, you consent to receive transactional text messages from THRED Realty related to your application, sponsorship, or active deal. Message and data rates may apply. Reply STOP to any message to opt out, or HELP for assistance. Opting out does not affect your sponsorship or representation — it only stops further text messages from us.
Cookies and tracking
We use one strictly necessary session cookie to keep authorized staff signed in to the back-office area. We do not set advertising, analytics, or cross-site tracking cookies, and we do not embed third-party analytics scripts by default. If we add an analytics or A/B-testing tool in the future, this notice will be updated and a cookie banner will appear.
How long we keep it
- Transaction records are retained for at least four (4) years following the closing of the transaction, as required by TREC Rule 535.2(h). Some records (tax documents, dispute-related files) may be retained longer when required by federal or Texas law.
- Application and inquiry submissions are kept for as long as we have an ongoing relationship with you or a reasonable basis to retain them for fraud prevention, audit, or accounting.
- Sponsorship subscription records are retained for the life of the subscription plus a reasonable period afterward to defend against disputes and meet tax recordkeeping requirements.
- Server logs are rotated regularly and not retained beyond what's necessary for security and diagnostics.
How we protect it
We use industry-standard protections — TLS in transit, hashed passwords, access controls limiting who sees what, and a small staff who knows the rules. No system is perfectly secure. If we become aware of a breach affecting your personal information, we will notify you and the appropriate regulators consistent with Texas law.
Your rights
You can:
- Request a copy of the personal information we hold about you.
- Ask us to correct information that is inaccurate.
- Ask us to delete information when we are no longer required by law to keep it.
- Withdraw marketing consent at any time (transactional messages tied to an active deal or active sponsorship will continue).
Send any request to support@thredrealty.com. We will respond within a reasonable time and as required by applicable law.
Children's privacy
This site is not directed to children under thirteen (13). We do not knowingly collect personal information from anyone under 13. If you believe a child has provided us with personal information, contact us and we will delete it.
External links
This site links to external resources (Texas Real Estate Commission, Stripe, lenders, title companies, etc.). Their privacy practices are their own and are not governed by this notice.
Changes to this notice
We may update this notice from time to time. The effective date above will change when we do. Material changes will be highlighted; minor edits (typos, clarifications) may not be.
