We charge three plans — Solo / THRED Sponsorship, Team, and Business / DBA — starting at $99/month sponsorship covering fixed costs (license, broker oversight, baseline E&O, your Virtual Office, tools). Team and Business / DBA add a one-time setup fee at activation; see pricing for the exact amounts. On each closing the brokerage takes a split that tracks how much the broker is in the deal — 90/10 on residential, 80/20 on commercial, 60/40 when the broker takes an active role in the transaction. A flat per-file fee applies on closed deals only — no closing, no fee — covering per-deal work (TC, accounting, compliance) at cost.
