THRED Realty is a Texas-licensed sponsoring brokerage. We sit behind agents — handling the broker license, compliance, transaction coordination, accounting and lease-commission collections, and the Virtual Office platform — so the agent can focus on marketing and clients. We're not trying to be the next big franchise. We're not building a corporate brand machine. We're a back office.

How we make money.

We charge three plans — Solo / THRED Sponsorship, Team, and Business / DBA — starting at $99/month sponsorship covering fixed costs (license, broker oversight, baseline E&O, your Virtual Office, tools). Team and Business / DBA add a one-time setup fee at activation; see pricing for the exact amounts. On each closing the brokerage takes a split that tracks how much the broker is in the deal — 90/10 on residential, 80/20 on commercial, 60/40 when the broker takes an active role in the transaction. A flat per-file fee applies on closed deals only — no closing, no fee — covering per-deal work (TC, accounting, compliance) at cost. Every THRED Realty agent gets two things together: a Virtual Office — your desk in the platform, where clients message you by text, email, or web and everything lands in one place — and a virtual back office — the team behind you, broker, TC, accounting, VAs, ready when you send a request. One is your workspace. The other is your team. Both come with your sponsorship. Nothing else to buy, nothing else to learn.

We charge what it costs us — not what we can extract. Every fee in our model is cost-recovery. No franchise, no royalty, no markup on your back-office work. Honest math, in the open.
